Originally I was planning on going with a 3 car garage (not because we need it but because that is what most homes in our new neighborhood have and I’m always mindful of resale). With this new home layout, topography and restrictions of the lot did not allow for a 3 car garage and I was completely okay with it and didn’t think anything of it.
I bought and sold many homes in central NJ and appraisers add very little to no value to additional garage spaces, so I feel it all comes down to the buyers - to some buyers having a 2 and not a 3 car garage could be a deal breaker, to others it may not matter as much. I’ve always felt that building a custom home is a balance between creating the perfect home for yourself and your family to live in, while still being mindful of resale and making it as universally appealing as possible because for many of us - our homes are our biggest investments.
We’re planning on living in this home for many years and there are plenty of very nice homes with 2 car garages in this area, so I felt comfortable with my decision.
Turns out, most of our followers felt very strongly about having a 3 car garage. So much so, that we ended up redesigning the entire exterior! With the current floor plan of the house, it was not possible to add a 3rd garage to the existing elevation, so we had to redesign the entire exterior to include a 3 car garage, which added about 3 months to the total design project.
